Mr. Mothish’s first project as founder of Steps Stone was a joint venture project in villivakkam with a small 4 unit apartment and there has been no looking back from there. Steps Stone have 85 completed projects with about 2000 families as satisfied clients to their credit with projects spread all over Chennai city. Their first venture outside Chennai is a “senior retirement community” in Pollachi, a gated retirement community with 110 high end villas in 5 acres.

Established with a motto to “Provide and fulfill a dream for a middle income family”, Steps Stone puts forth customer needs before building techniques. Similar to all businesses Mr. Mothish describes his journey till now as a roller coaster ride with challenges from many avenues like HR, employment management, vendors, bureaucrats & finances. Having overcome the economic recession, Mr. Mothish faces the current pandemic with the same conviction that, this too shall pass. Additionally, rather than thinking only big, he believes in adding value to what they provide, be it small details like provide a niche for shoe rack or an ideal spot for split AC locations. He attributes his success to providing the maximum best even in a small 800 sq.ft home.

Steps Stone works on the guidelines of constantly updating their business dynamics according to the requirement of the customer and the location. Materials and techniques are decided based on the local availability and preferences while design is based on customer needs. Citing the example of a recently launched project in Katuppakkam, Mr. Mothish elaborates the changes undergone post COVID. A 250 sq,ft workstations has been added to their clubhouse for people who would like to work from home in peace, while also adding an home theatre too for community recreation with a safe environment.

Mr. Mothish believes in affordability, vastu compliance and low maintenance for his projects. He further attributes the roles played by associations like CREDAI and BAI in getting benefits for developers. Furthermore the changes in FSI, although a marginal increase affirms Mr. Mothish, is a good move in having similar norms all over the state while also benefiting end users when it comes to property value.

While aspiring to expand his business and cater to more retirement homes, villas and apartment touching another 2500 units, Mr. Mothish aims to “Motivate people to invest in real estate and make them millionaire through real estate in the next 5 years”. He derives inspiration for the same from the richest people of the world, many of whom have expanded their wealth through investments in real estate.

Mr. Mothish is currently working towards his dreams project, ‘An integrated 25 acre or so, of township with affordable homes and retirement villas and other amenities’, while scouting for the right location to start the same. Taking him a step closer to his dream, Mr. Mothish has authored a book “Reality of Real Estate” with the sole purpose of guiding the common man on making an informed decision while they decide to invest in real estate while avoiding its pitfalls. “A well-educated client in this context is an asset to us” states the author and Managing Director of Steps Stone Promoters Pvt Ltd..
